Until you find the right agent for you, please keep in mind our revised "Miranda Warnings": 1) You have the right to remain silent - Before you call a seller's agent, speak with a reputable lender to determine your price, credit and overall financial qualifications. When you have that information, use it as a ruler to see homes a little bit above and below your target price. Do not disclose to a seller's agent how much house you can afford, or how much you have for down payment. Also, remember to use your own mortgage officer. 2) Anything you say can and will be used against you during negotiations - Even if you think you have given out little personal and financial information, small comments can may weaken your negotiating power. 3) You have the right to the representation of your own agent - The sellers have an agent to look out for their best interests; so can you. When you deal with the sellers' agents, you are a customer; when you hire an Only Buyers Agent, you are a client, entitled to all the privileges and legal duties that come with it. 4) If you do not choose an agent, one will be appointed for you - When you pick up the phone, visit the broker's office, or walk into an Open House, you are starting a relationship with the agent on the other side, whether you want it or not. Before you begin your home search, choose the broker with whom you want to develop a relationship; don't be pushed into it by accident or ignorance. You owe it to yourself to find someone who is committed to preserving your rights and who will provide you superior quality service.
