AS A BUYERS AGENT:
- Conduct an initial Buyer’s counseling session in which your goals and objectives will be specifically defined so that a thorough, time efficient search can be guaranteed.
- Assist and/or arrange for financing pre-approval with reputable and competitive lenders and to identify/qualify your price range and affordability.
- Conduct an extensive DAILY search of all properties currently available in the target marketplace using the most updated software programs. Computer will search your specific investment criteria automatically 24 hours a day, 7 days a week! You will be immediately informed of all properties even before the general public sees the “For Sale” signs.
- Assist you in the evaluation of the positive and negative features that effect current value and future resale of a property
- Review written Seller’s Disclosure Statements, inspection reports and other documents pertaining to property condition.
- Discuss the availability and importance of the Home Warranty Program to reduce your risk and exposure to unexpected repairs.
- Provide a preliminary estimate of funds required for down payment and closing costs.
- Advise on the initial “Offer” price and terms on the subject property on the preparation of a Comparative Market Analysis (CMA).
- Prepare a written “Offer to Purchase” and an effective negotiation strategy on the property selected subject to terms as approved by you.
- Present the “Offer to Purchase” directly to Seller or Listing Agent - if possible.
- Perform “Walk Through” of property with you prior to closing to assist you with any problems, which may be discovered.
- Keep you informed of the requirements and progress of all the steps necessary for a successful closing including all conditions of the purchase agreement, contingency satisfactions and other conditions during the entire process.
- Maintain contact after closing to follow up on any service needs or questions that may arise.
AS A SELLER’S AGENT:
- Provide you with a current Comparative Market Analysis (CMA) to determine the most effective list price for your property.
- Present a tailored Marketing Plan for the most effective marketing of your unique property.
- Develop a property enhancement plan to attract qualified buyers quickly.
- Furnish you with an accurate estimate of the proceeds you can expect from the sale of your property.
- Promotion of your property completely at Eric’s expense and using the most effective and comprehensive marketing tools available. Including but not limited to Multiple Listing Services, direct mailing, direct solicitation/presentation to other brokers, weekly Sales Team Meetings, local and regional newspaper ads, Keller Williams Success Realty’s Guides and inclusion on Eric’s website and other sites on the World Wide Web and more.
- Pre-approve/qualify prospects prior to and after “showings” of your property. Prospect Management and tracking.
- Financially pre-qualify or pre-approve all buyers submitting offers on your property.
- Review all “Offers to Purchase” as presented and negotiate on your behalf to reach an optimum purchase agreement. Advise and protect you from potential pitfalls.
- Monitor the sale closing process keeping you informed of all progress at all times, including satisfaction of all on contingencies and conditions.
- Follow up after the closing to check on any final details or service needs.
