The Showings: We have several Professional agents that we work closely with so that in the event that we are not available to show your home we will have a professional there that will know your home and is available at any time for the convenience of the potential buyers. We don’t believe that our job is done once the sign is up and the lock box is on we continue to work hard until we shake hands at the closing table.
It’s the Law: Not only do you have to have smoke detectors on every floor, as of January 1, 2002 you must have Carbon Monoxide Detectors as well. For the convenience of our sellers we will provide these detectors and make sure they are placed properly and are in working order on the day of the inspection.
The Inspection: On certain homes we offer pre-home inspections if there are some questionable items that might need to be addressed we will have a certified home inspector come out and check the main elements of the house so there are no surprises when the buyer has their own inspection. Not only will we make sure they are using a reputable inspection company we will schedule the inspection and we will be there.
Financing: We work closely with the Mortgage Company to make sure that the Mortgage process goes smoothly. All of our buyers are pre-qualified before showing them your home. We follow up on trying to get the Mortgage Commitment before the date they are due so we are not signing extension after extension. We are there for the Appraisal so that we can make sure that the Appraiser has adequate comparables to ensure the appraisal comes in where it needs to. If there are issues with the lending process we don’t give up we try to send the buyer through a different mortgage company, this being mortgage brokers all have different programs and investors they use, so where one might say no there are two that will say yes.
Final walk through: We will always have a Professional Agent on the day of the walk through reason being there are situations that can arise where the buyer might see something they didn’t see before and try to negotiate it out either through you or the closing attorney. We know how to handle these situations so we don’t have to renegotiate the contract price and jeopardize the sale the day of the closing.

Potential buyers: every morning and every evening I spend atleast an hour searching MLS for new listings and back on market so that I can inform you immediately when a property you may like has come up.
