As a mortgage broker I list homes for FSBOs and work with Realtors who are about to lose their contract with their clients due to a slow market. I get quick closings for(1)buyers with damaged credit using creative financing, such as Option/Purchase,etc. and(2)sellers who somehow cannot move their property and yet have to leave it or lose it. Immediately sellers have cash flow and also no maintenance problems. This has been a win/win for all parties.

My success rate is phenomenal as a mortgage broker. This moves the slow market houses (usually expensive homes) into a quick sale since I already have a list of buyers who are ready to close and not-so-ready buyers where I get them ready for my lenders to close. This gives the Realtor a lower number of "expired listings." We all get our commissions sooner or later.
